We’re here to help you navigate your life’s plans.
Everyone 18+ should consider getting a Will and Lasting Power of Attorney.
Your Will is extremely important for your loved ones. It ensures they deal with as little additional grief as possible, whilst ensuring your wishes are legally recognised and acted on post-death.
Lasting Powers of Attorney can handle your property and affairs or your health and welfare, should you be unable to manage these for yourself.
These legal documents are important because it’s not just old age that brings about their enforcement, but accidents or events where you may be incapacitated for any length of time.
None of us have a crystal ball. Plan for both the expected and unexpected life events so that your best interests are protected.
Thank you for making the process of granting probate clear, and for your excellent and punctual communication all the way through. My mind was at rest as a result of your efficient and professional service. Thank you.
Can you get a Stamp Duty refund?
In certain circumstances, yes.
For example, if you purchase a new home before selling your existing main residence, you may initially have to pay the higher rate for additional properties.
If you then sell your previous main home within three years, you may be able to reclaim the 3% surcharge.
Refund applications can be submitted through the government’s official website.
Can Stamp Duty be reduced?
While Stamp Duty cannot usually be avoided entirely, there may be legitimate ways to reduce the amount payable.
This includes:
- Negotiating a lower purchase price
- Separating the value of removable fixtures and fittings from the property price
- Ensuring you claim any available reliefs, such as first-time buyer relief.
We can help ensure that the correct SDLT amount is calculated and that you do not pay more tax than necessary.
